The Overview tab gives you a comprehensive summary of contextual market factors and internal data to support the rate recommendation. Use this section to validate whether the suggested change aligns with external demand drivers and competitor behavior.

What you can do:
- Understand Local Events Impacting Demand
The top side of the Overview tab lists major events happening around your property. Each event includes:
- A category icon (e.g. sports, music, theatre, conferences)
- A name, venue, capacity, and date range
- Events are sorted chronologically and can indicate high-impact periods.
Use this data to understand why demand may be surging and why Revenue Intelligence recommends increasing rates. For example, the T20 Blast 2025 - Derbyshire vs Warwickshire (9,500 capacity) overlaps with multiple other events on the same day, signaling increased demand across the city.

- Check Guest Room Availability
The Availability section shows the number of available rooms across different room categories (e.g., APART1, CAL, DOUG, NEW).
For each room type, you'll see:
- The total number of rooms available on that date.
- Any recent changes in availability (e.g., +1 indicates a room became newly available) since the updated date/time.
This data helps you assess inventory pressure. If you have limited room availability, a price increase may be more appropriate. Conversely, high availability could signal the need for more conservative pricing.
- Review Function Room Availability
The Function Room Availability section displays available spaces like bars, restaurants, events, or meeting rooms.
This helps properties that host events or group bookings understand total space usage. Limited function room availability may indicate upcoming events at the property, reinforcing Revenue Intelligence' recommendation to adjust rates accordingly.
- Analyze Competitor Pricing
Here you will find a list of nearby hotels and their public rates per room type. You can use this to benchmark your positioning in the market and ensure your rates are competitive but profitable.
Room types are also listed, with the following symbols:
- % indicates it is a flexible rate
-
indicates breakfast rate
- ** indicates a 2-night length of stay restriction
- *** indicates a 3-night length of stay restriction
- Track Rate and Pickup Evolution
The bottom chart visualizes how your rates and bookings have evolved:
- Blue line = your hotel's rate trend over time
- Red line = median rate of your comp set
- Gray area = number of rooms booked
At a glance, you can quickly see how you've reacted to the competitor rate and pickup changes, and identify possible opportunities.
We show initially the last 30 lead-in days, but you can go back further in time by pressing the back button on the chart.
