The Evolution Charts tab gives you visual trend data that helps you evaluate how your pricing and pickup behavior has evolved over time. This insight helps confirm whether a rate recommendation is timely or needs adjustment.
ⓘ This tab isn't exclusive to the Pickup Reports. You can also view this information from the Opportunities > Rate Changes section. |
What you can do:
- Analyze Rate Evolution
The top chart shows how your room rates have changed over the past 35 days (the “lead time” window). It helps you understand how Revenue Intelligence, competitors, and the market are behaving.
- Blue Line = your property’s rate (e.g., My Demo Hotel)
- Red Line = median rate from your competitor set median
- Yellow band = min/max rate range in your market (only available in the Area chart view)
-
Toggle chart view using the icon at the top right:
- Area chart: Focus on overall rate trends and market bounds
-
- Line chart: View granular price movements per individual competitor
Use this chart to spot price drops, hikes, or stability — both at your property and in the market — and decide whether the suggested rate aligns with current dynamics.
In addition, you can view more details about a particular lead-in day by hovering over a point, to see the competitor rate breakdown at that moment of time:
- Understand Room Pickup
The bottom chart shows the total number of rooms booked per day, categorized by rate plan (e.g., Discount, OTA, Rack).
- View how pickup evolved over time based on booking pace and rate category.
- Understand which types of pricing (e.g., discounted vs. full rate) are driving demand as the stay date approaches.
- Use this to identify demand trends — for example, a surge in OTA bookings 10 days before arrival.
This section is especially useful to understand whether current booking behavior justifies a price increase or if you need to incentivize with better offers.
- To view more details of the segmentation for a particular day, you can hover over a day in the chart to see the breakdown.
- This view can be hidden by pressing the Hide button.
By default, you will see the last 30 lead-in days, but you can go back further in time by pressing the back button on the chart.
